“What is my house worth in Maple Grove” and “3 bedroom homes for sale Maple Grove” come from two different people. One may hand you a listing. The other wants to scroll photos. Put them in one campaign and Google feeds the budget to buyers, because buyer clicks convert cheaper. Your seller pipeline dries up, and you may not notice for months.

Tell Google every form fill is a win, and it will find you more people who fill in forms and never move. So we track forms and calls. Then you mark the leads that turn into real talks with a real timeline. Those come back from your CRM into Google Ads as the goal that bidding chases.
Reports show cost per lead, cost per qualified talk and, over time, cost per listing. Seller leads often take many months to list. We judge the ads early and the revenue later, so a good seller campaign does not get cut too soon.

In the US, housing ads cannot target by age, gender, family status or ZIP code. Google calls this the housing ads policy. That takes away the usual ways to aim an ad. Your keywords, your ad words and your landing page have to do the sorting instead.

We plan for a long follow up
Most sellers are not ready this month. Remarketing on Google, Facebook and Instagram keeps your name in front of them. It covers the long gap between the first click and the call to list.
We test your reply time before your budget
Send a test lead through your own site on a Saturday night and time the reply. If it takes hours, more ad spend will not help. We check this early, before we raise any budget.

Do home valuation ads actually bring in sellers?
Some, yes, along with plenty of people who are not selling. A home value offer converts well because almost every owner is curious about their price. We run it. You qualify each lead on the follow up call. Only leads with a real reason and time frame to sell count as conversions.
Why can't I target my ads by ZIP code or age?
Because Google’s housing ads policy says US housing ads cannot target by age, gender, family status or ZIP code. That rule covers every agent, not just you. We work within it. We pick keywords, ad text and landing pages that draw the right people, instead of filtering by who they are.
How long before I know if Google Ads are working?
You can judge the ads within a few months, but judge the revenue much later. Seller leads often take many months to become a listing. We report lead quality early, so you can see a seller campaign working long before the first commission check arrives.
Should I keep buying portal leads if I run Google Ads?
